1. Purpose and acceptance

These Terms of Use govern access to and use of the website https://rene-bescos-propiedades.inmoly.es (hereinafter, "the Site"), owned by René Bescós Propiedades. Access, navigation or use of the Site's functionalities (property consultation, contact forms, listing requests, etc.) implies full and unreserved acceptance of these Terms.

These Terms do not govern the contracts that René Bescós Propiedades signs with its clients for the provision of real-estate intermediation services (sale mandate, search mandate, earnest-money contract, lease, etc.), which are formalised separately between the parties.

2. Site services

The Site offers, among others, the following functionalities:

Consultation of the catalogue of properties for sale or rent marketed by René Bescós Propiedades
Contact forms to request information about a specific property
Listing forms to commission the sale or rental of a property
Demand forms to describe the type of property the user is looking for
Corporate information and general contact

3. Acceptable use

The user agrees not to use the Site to:

Violate any applicable law or regulation, Spanish or European
Infringe intellectual or industrial property rights of third parties
Transmit defamatory, obscene, fraudulent or illegal content
Perform spam, phishing or unsolicited commercial communications through forms
Attempt to access unauthorised systems, accounts or data
Carry out reverse engineering, mass scraping or copying of the property database
Interfere with the technical operation of the Site

René Bescós Propiedades reserves the right to deny access to any user who breaches these Terms.

4. Property information

The information published about each property (photographs, price, area, characteristics, location, availability) is indicative and is prepared from the data provided by the owners when commissioning the listing. René Bescós Propiedades strives to keep it up to date but does not guarantee the absence of errors, omissions or time lags between publication and consultation.

The data published does not constitute a binding offer. Any purchase, rental or reservation requires express written confirmation from René Bescós Propiedades and the signing of the corresponding contracts.

Images may include furniture, decoration or virtual elements for illustrative purposes that are not necessarily included in the operation. Before any decision, contact René Bescós Propiedades to confirm the property details.

5. Intellectual property

All the content of the Site (texts, photographs, videos, floor plans, logos, trademarks, graphic design, source code) is the property of René Bescós Propiedades or of its respective owners and is protected by current intellectual and industrial property legislation.

Reproduction, distribution, public communication, transformation or any other form of exploitation, in whole or in part, is prohibited without the express authorisation of the owner. On-screen viewing and one-off downloads for personal, non-commercial use are permitted.

Property listings contain content provided by the owners under express authorisation for publication on the Site for the duration of the listing mandate.

6. Third-party links

The Site may contain links to real-estate portals (Idealista, Fotocasa and others), social networks, maps or other external services. René Bescós Propiedades assumes no responsibility for the content, policies or practices of those third-party sites, which are governed by their own terms and privacy policies.

7. Limitation of liability

René Bescós Propiedades does not guarantee the uninterrupted availability of the Site. Interruptions may occur due to technical maintenance, updates, failures of underlying service providers (hosting, connectivity) or force majeure.

René Bescós Propiedades is not responsible for damages arising from use of the Site, including errors in the published property information, except in cases provided by law.

René Bescós Propiedades reserves the right to modify, suspend or withdraw access to the Site or any of its features without prior notice, without generating any right to compensation.

8. Personal data protection

The processing of personal data that users provide through the Site's forms is carried out in accordance with the Privacy Policy. The use of cookies is governed by the Cookie Policy.

9. Modifications to these Terms

René Bescós Propiedades may modify these Terms of Use at any time. Changes will be effective from their publication on the Site. Continued use of the Site after the publication of changes implies acceptance of the new Terms.

10. Applicable law and jurisdiction

These Terms are governed by Spanish law. For the resolution of any dispute arising from access to or use of the Site, the parties submit to the Courts of the domicile of René Bescós Propiedades, expressly waiving any other jurisdiction that may correspond to them, except where applicable regulations provide otherwise.
